It is a 100 square meter apartment that I have been renting out for many years. Up to now I have always rented out both parts, the upper large one is 40 square meters and the lower small one is 20 square meters. Now I'm going to arrange the small 20 sqm room so that I can store my things there. However, as I am always traveling for work and am in Düsseldorf for a maximum of 3-5 days every few months, you have the apartment for your sole use. This means that I am offering an 80 square meter apartment in a prime location, it is fully furnished but of course I can also put some things in the basement. The rent includes all monthly utilities, i.e. electricity, insurance, telephone, internet and GEZ. My landlord bills me for the annual utilities once a year and these costs are then charged once in full. The back room is the bedroom with a queen-size bed (140x200). There are walk-in closets in the front room. So theoretically 3 people could stay here. The rooms face the backyard, so they are extremely quiet, and Pionierstrasse is a quiet street anyway. I have many collector's items and private things with sentimental value in the rooms, hence the relatively high deposit. I charge the other costs for cleaning after moving out. Very central location, public transport in all directions is no more than 3 minutes from the front door. The next train stop is a 1-minute walk away and leads to the Medienhafen and the university. Across the square is a Rewe, a little further on a Norma and a Netto. The Bilker-Arkaden can be reached on foot in 10 minutes and fulfill all requirements in terms of shopping (ALDI, Müller, Rossmann, sports studio, etc.p.p.) Nun werde ich mir das kleine 20qm Zimmer so herrichten, das ich dort meine Sachen verstaue. Da ich jedoch beruflich immer unterwegs bin und maximal 3-5 Tage aller paar Monate in Düsseldorf bin, habt ihr die Wohnung zur alleinigen Nutzung. Das heisst ich biete hier eine 80qm-Wohnung in bester Lage an, sie ist komplett möbliert aber natürlich kann ich auch einige Dinge in den Keller stellen. Die Miete beinhaltet alle monatlichen Nebenkosten, also Strom, Versicherungen, Telefon und Internet und die GEZ. Die jährlichen Nebenkosten werden mir von meinem Vermieter einmal im Jahr in Rechnung gestellt, diese Kosten fallen dann och einmal komplett an. Das hintere Zimmer ist das Schlafzimmer mit einem Queen-Size Bett, also 140x200. Im vorderen Zimmer gibt es begehbare Kleiderschränke. Es könnten also rein theoretisch 3 Personen hier übernachten. Die Zimmer liegen zum Hinterhof, also extrem ruhig, die Pionierstrasse ist sowieso eine ruhige Strasse. Ich habe viele Sammlerstücke und private Dinge mit Erinnerungswert in den Räumen, daher auch die relativ hohe Kaution. Die sonstigen Kosten berechne ich für die Reinigung nach dem Auszug. Sehr zentrale Lage, der öffentliche Nahverkehr in alle Richtungen ist nicht weiter als 3 Minuten von der Haustür entfernt. Die nächste Bahnhaltestelle ist 1 min Fußweg und führt in den Medienhafen und zur Universität. Über den Platz ist ein Rewe, ein Stück weiter ein Norma und ein Netto.
